START THE SEARCH

Now the fun starts. We all pile into a vehicle and drive to the houses that make the cut. Usually, we won’t look at more than five or six properties at one time. Most buyers tend to get house drunk after five houses. Everything starts to blur. So finding the right house or condo might take a few trips.

It’s especially important to tell me what you don’t like. If you dislike galley kitchens and I keep showing you houses with that style, you won’t see anything you like. The more you tell me, the better I can scope in on the ideal house.

FIND THE RIGHT HOUSE

You’re going to be emotional about this, but you need to take a step back and try to be objective rather than subjective. This can be difficult. There are ways for me to take some of the emotion out of the equation and help you make a really great decision on which home to buy.

TAKE A SECOND LOOK

This isn’t always necessary, but if you do, you’ll see the house differently. On the second showing, you already know the floor plan and the wall colors. Now you’ll see more of the details, the little nuances that you might be living with for the next few years. It’s never a bad idea.

WRITE THE OFFER AND GET READY TO NEGOTIATE

I've found over the years that most of my buyers rely on me to recommend the starting price when making an offer. Understanding value is crucial, and that’s something I'm good at. Negotiating on the price, the possession date and what’s included with the house can be nerve wracking. I take most of the angst out of it by handling all the negotiations. And over twenty-six years, I’ve got pretty good at it. Something you may not know is that for anything in real estate in Alberta to legally binding it must be in writing. If it’s verbal, it doesn’t count.
 
 

 
 

12.

HOME INSPECTION

Once you’re successful in getting your offer accepted, you will likely have a home inspection. There are exceptions to this rule, but most of the time it’s a wise practice. You should bring in a professional home inspector (I can help with selecting one) and you should expect a few defects. No house is perfect. I’ll help you to understand which ones are red flags.
 
 

 
 

13.

REMOVE THE CONDITIONS

Unless the market is red hot, you’ll be putting conditions on the offer to protect yourself. The three most common are financing, home inspection and condominium documents (if necessary). When you have satisfied the conditions, you can remove the conditions. This firms up the deal and the property goes from Conditionally Sold to Sold.
 
 

 
 

14.

PREPARE TO MOVE

There are lots of things to remember when you move. Switching your utilities to the new address, putting adequate insurance on the property and arranging movers are a couple. I’ll help you with this.
 
 

 
 

15.

CLOSING COSTS

There will be legal fees, disbursements and possibly a tax adjustment. I’ll make sure you know what the costs will be so there are no surprises.
